We named our conveyancing practice based on the ceremony performed in medieval England that effected the transfer of land from one party to another, hence it was the livery of SEISIN that was the dominant method of transferring land in England until 1536, and it continued to be legal until 1925. The concept behind livery of SEISIN, therefore, was the symbolic transfer of the possession of land.It is a legal requirement by law that for us to sell or buy property, a transaction known as the conveyance must occur. Conveyancing is an area of property law that deals with the transfer of real estate between sellers and buyers. It may seem quite straightforward however property law can be quite complex and conveyancing has to consider issues such as contract terms and conditions, mortgages, covenants, easements, caveats, the type of property title, the type of tenancy, local council regulations and zoning to name just a few.
